Well as a waterproofer and retrofitter of buildings, I differ! reason being, more number of buildings new and old together have seen more dampness and leakages. The terraces have shown more cracks, Old and newly developed, widen further and more to let the rain water to the core structure. Water dose go in through some cracks, but definitely dose not come out through the same cracks, it finds new weaker spots to expand and cause further cracking of the top protective screed/plaster/finishing layer. This has aggravated in the past few years necessarily, due to rapid change in climate. Please do remember, almost all the industrialized nations are above the equator, and lockdowns brought the industrial emissions down in a very short period, This of course, has caused variations to the climate in a very short period and added to the natural climate variations.

Removing of the existing screed and relaying the screed is a unwarranted stressing of the structure. While non-destructive surface coatings make a substantial difference.
Since the absorbed temperatures are much less, so is the surface expansion, so is the lesser development of surface cracks, both on the walls and terraces. In fact, the south and west walls are continuously exposed to sunlight in all the tropical countries and so in India. With all these being foot trafficable surfaces, normally takes most of the foot abrasion and lives for at least a minimum 7years, if applied with care and by professionals. In case of high usage surface, the same coatings and colors can be applied in PU coatings instead of Acrylic coatings. The acrylic coatings can last up to 7 years and PU coatings can last up to 10 years. Only care that needs to be taken is "No abrasion due to any sharp objects , that can tear the membrane".
